NOTICE BY PUBLICATION
All persons who may claim an interest in the real estate described herein, whose names and places of residence are unknown and cannot be ascertained, will take notice that on the 16th day of September, 2025, the Plaintiff herein filed her complaint against them in the Court of Common Pleas of Wyandot County, Ohio, the same being Case #25CV0092 in said Court to Quiet the title to certain real estate described as follows:
Being a parcel of land situated in part of the Southwest Quarter of Section 25, T-1-S, R-12-E, Ridge Township, Wyandot County, Ohio, and further described as follows:
Commencing at a found MAG nail marking the center of said Section 25 and the centerline of Township Highway 95, referenced by a found iron rod situated S 89º 26 31 E a distance of 20.00 feet;
Thence on an assumed bearing of N 89º 26 31 W along the east-west half section line of said Section 25 a distance of 189.70 feet to a set iron rod marking the west property line of a parcel of land now or formerly owned by R. Pillips, Etux, and being the POINT OF BEGINNING OF THE HEREINAFTER DESCRIBED PARCEL;
Thence S 00º 04 21 E along said R. Pillips, Etux, parcel a distance of 159.83 feet to a found railroad spike marking the centerline of Township Highway 24, passing a found iron pipe a distance of 124.43 feet;
Thence S 57º 53 49 W along the centerline of said Township Highway 24 a distance of 262.66 feet to a set MAG nail marking the east line of a parcel of land now or formerly owned by K. Robison;
Thence N 00º 05 32 W along said K. Robison parcel a distance of 301.59 feet to a set iron rod marking the east-west half section line of said Section 25, passing a set iron rod a distance of 35.37 feet;
Thence S. 89º 26 31 E along the east-west half section line of said Section 25 a distance of 222.80 feet to the POINT OF BEGINNING.
Containing in all 1.180 acres of land, more or less, of which 0.180 acre, more or less, is currently contained within highway right-of-ways. The above described property being subject to all legal highways and easements of record.
Bearings are assumed and are for angular measurement only.
All set iron rods are 5/8 diameter with personalized plastic caps.
This legal description is based upon a survey performed by Victor B. Koehler, P.S. #7457, in June 2025.
The demand of said complaint is to quiet the title to said real estate and for other equitable relief. Said defendants are required to answer said complaint on or before the 22nd day of November, 2025, or judgment will be taken against them. Answers should be filed with the Wyandot County Clerk of Courts, 109 S. Sandusky Ave., Upper Sandusky OH 43351.

Notice to the unknown heirs of Audrey Bowling and Notice to the unknown heirs of Barbara M. Lyons:
1) A Quiet Title action bearing Case # 25CV0091 has been filed in the Court of Common Pleas, of Wyandot County, Ohio on the 10th day of September, 2025.
The lawsuit seeks to quiet the title to Wyandot County Lot #60 located in the Village of Carey, Township of Crawford, and County of Wyandot. The Permanent Parcel No: 10-541000.0000
2) Under open, notorious, and exclusive adverse possession through use and maintenance thereon and thereof, Patricia A. Williams, Trustee, took possession of said premises.
3) Said subject real property at all times since 1954 with the death of the noted owner:
Audrey Bowling and Mildred Butcher, has been unidentified on real property transfer record or assigned permanent parcel number.
4) Plaintiff and plaintiffs predecessors in title have at all times since 1954 been in possession and control of said subject real property as described above.
5) The Defendants herein, The Unknown Heirs and Descendants of Wyandot County Resident Audrey Bowling and Barbara M. Lyons, are herein given Notice of this quiet title action and are required hereunder to assert any claim or claims that they may have arisen against said property as described above in or be forever barred.
6) The above named Defendants are further notified that they are required to answer this Complaint within 28 days of the last publication of this Notice on November 8, 2025 to the Wyandot County Clerk of Courts at 109 S. Sandusky Ave., Room 31, Upper Sandusky, OH 43351, or judgment may be rendered against them as demanded by the Plaintiffs herein.

TO ALL PERSONS INTERESTED IN THE ESTATE OF ELIZABETH K. WARD, DECEASED, WYANDOT COUNTY PROBATE COURT, CASE NO. 20251016. The fiduciary in the estate has filed an inventory and appraisal of his trust.
