WELLS, DECEASED, VS. ROBERT B. WORKMAN, III, ET AL To: Roger Workman
Roger Workman, a person who is entitled to share in the estate of Alan Edgar Wells, Decedent, upon distribution, whose present address and residence is unknown, will takenotice that on APR 10 2026, a Complaint was filed in Hardin County, Ohio Probate Court, One Courthouse Square, Suite 200, Kenton, Ohio 43326, being Case No. 20251135A in said Court, against Robert B. Workman, III and others, specifically including the above-noticed individual, further praying that the said Defendants claiming an interest in the real estate located at 817 E. Decatur Street, Kenton, Ohio 43326, and described as follows: TRACT 1: Situated in the City of Kenton, County of Hardin and State of Ohio: Being a part of Inlot Number Twenty-two (22) in Stevens and Son Addition to the City of Kenton as the same is shown and designated on the recorded plat thereof and being more particularly described as follows: Beginning at the southeast comer of Inlot Number Twenty-two (22); thence along the east line of said lot north one hundred five feet (105'); thence west on a line parallel with the south line of said lot to the west line thereof; thence along the west line of said lot to the south line thereof; thence east to the place of beginning. TRACT 2: Situated in the City of Kenton, County of Hardin and State of Ohio: Being a lot of ground forty-six feet (46') wide east and west, and one hundred five feet (105') north and south out of the southwest comer of Lot Twenty-one (21) in Stevens and Son Addition to Kenton, Ohio. TRACT 3: Situated in the City of Kenton, County of Hardin and State of Ohio: Being part of Lot 22 of Stevens and Sons Addition to the City of Kenton and more particularly described as follows: Beginning at a 5/8" iron bar found in the west line of Lot 22 that is N. 1° 05' 30" W. 105.00 feet from a 5/8" iron bar found in the north line of Decatur Street. Thence with the west line of said Lot 22 N. 1° 05' 30" W. 45.00 feet to a 5/8" iron bar set in the south line of a 16.0 foot alley. Thence with the south line of said Alley N. 89° 30' 00" E. 50.00 feet to a 5/8" iron bar set at the intersection of the south line of said alley with the west line of a 16.0 foot alley. Thence with the west line of said alley S. 1° 05' 30" E. 45.00 feet to a 5/8" iron bar set. Thence S. 89° 30' 00" W. 50.00 feet to the place of beginning. The above described tract being the north 45.00 feet of Lot 22. Bearings are based on an assumed bearing (N. 89° 30' 00" E.) for the south line of a east-west alley in this field survey done on September 25, 2006, and/or a right to distribution thereof or therefrom be required to set forth any interest that said Defendants and individuals may have in the real estate, or be forever barred therefore, and all judicial declarations and determinations in said proceeding be final and conclusive of the right of all such parties and individuals with regards to the matter above referenced; and that the assets of the referenced Estate be distributed in accordance with such declarations and determinations thereafter, as well as for such other and further relief to which the Plaintiff is or may be entitled. Said Defendant and individual will take notice that he is required to answer said Complaint within 28 days after the date of the last publication of this notice, or Judgment will be rendered as prayed for against any such non-answering Defendant or individual and the interest of said Defendant and individual in said real estate assets and the distribution thereof and therefrom will be terminated/barred. Notice is hereby given that pursuant to the provisions of the city of Kenton, Ohio, Codified Ordinances, and Chapter 632 and upon inspection of your premises, the Director of Public Safety/Service, Chief of Police, and Chief of Fire of the City of Kenton, Ohio, have found that the condition of the premises know as 641 N. Main St., namely a detached garage structure located on parcel number 36-2900340000 in the City of Kenton, Ohio constitutes a public nuisance. The garage structure is unsafe for occupancy or use and because of lack of reasonable or adequate maintenance of the structures and surrounding grounds of the premises, depreciates the enjoyment and use of properties in the immediate vicinity to such an extent that is harmful to the community.
Namely the detached garage on the property has deteriorated and must be demolished, replaced/re-built.
You are hereby further notified that unless you cause the abatement of this public nuisance within thirty (30) days after the service of this notice upon you, the City of Kenton, Ohio will abate the same at your expense. You may within fourteen (14) days after receipt of this notice, furnish the Director complete plans and specifications covering the repairs or replacements, indicating abatement of the nuisance conditions, which are in conformity with the FHA Minimum Property Standards as to fire safety and fire safety devices, sanitation, and drainage for review. You may also within fourteen (14) days after receipt of this notice, make a demand in writing to the Director, for a hearing on the question of whether in fact a public nuisance exists and/or whether not more than thirty (30) days should be granted to abate the nuisances.
